Please notify the Manager if you will be arriving before or after business hours, or on the weekend. We do have a Key Box on site and specific check-in directions and pertinent information will be emailed to you in the event Manager is unable to meet with you.


No rental will be made to persons under the age of twenty-five (25) unless accompanied by a parent or guardian at all times. Any reservation made under false pretenses will be subject to forfeiture of advanced payment, deposit and/or rental money.  Violators will be evicted.


Reservation payment includes exit cleaning. 

Additional Housekeeping services are available upon request. Full service cleaning $225.00 to $250 for condos. $250 to $450 for single family homes. 


  • Pool hours are dawn until dusk.
  • No glass is allowed in the pool area.
  • The pool may be closed during events or due to service.


Cancellations must be made in writing to the following email address: info@vacationsinsouthwestflorida.com.

  • 100% refund (minus the booking fee, service fee and application fee if applicable) of amount paid if you cancel at least 45 days before check-in.
  • 50% refund of amount paid (minus the booking fee, service fee and application fee if applicable) if you cancel at least 30 days before check-in.
  • No refund if you cancel less than 30 days before check-in.

    You may reschedule your vacation stay to another date at the same property if it is available during the desired time, your stay must be within 8 months of your original arrival date. Should the Property be unavailable during all or part of the term of the Agreement due to unforeseen circumstances, including but not limited to, so-called Acts of God, Vacations in Southwest Florida II will try to provide a property of comparable quality and utility. This property will then become the property subject to this agreement unless the Tenant requests in writing a return of the Rent. Relating to the remaining term of the Agreement which in effect renders the Agreement null and void for all parties. Neither Vacations in Southwest Florida II nor the Owner will be liable for any monetary damages of the Tenant beyond the refunded amount, a breakdown of any significant equipment such as air-conditioning, heating, major appliances, pool-heater, etc. does not constitute grounds for any guest refund if the Owner attempts to make repairs as soon as reasonably possible.
  • Construction Cape Coral and Fort Myers are highly desirable areas where building construction may occur, the Tenant cannot request a refund or a substitute vacation home due to construction noise or other disturbances. Any refunds or discounts will be at the discretion of the Owner.

  • In the event of a mandatory hurricane evacuation, a prorated refund will be made to the renter. No other weather-related refunds will be made.

For your protection, we recommend that you purchase trip cancellation and travel accident insurance. Vacations In Southwest Florida can provide you with our Preferred Vendor for these services. Contact us for contact information.


Streaming or Basic Cable and high-speed internet are complimentary in your condominium or home.


Waivo® Security Deposit Waiver

If You have purchased a Waivo® Security Deposit Waiver, then the following terms and conditions are now part of Your vacation rental property lease agreement.


  1. On behalf of Vacations in Southwest Florida II, the party authorized to rent the vacation rental property and the owner of the vacation rental property, Waivo has assumed the responsibility for damages as outlined below and waives Your security deposit up to $5,000, the waiver limit purchased by You, the renter, for your stay at the vacation rental property.

  2. Waivo is hereby responsible for theft or direct damage to real or personal property of the vacation rental property as a result of Your acts or omissions. Waivo will pay the lesser of the cost of repairs or the cost to replace the property up to $5,000. This waiver does not negate your responsibilities as a renter for items outside of Waivo’s responsibilities.

  3. This is not an agreement to provide insurance. You are buying a waiver of the security deposit otherwise due as part of Your vacation rental property lease agreement.


  1. This Security Deposit Waiver will not pay for damages or theft resulting from:

    - Acts of god
    - Prior damage, cosmetic damage, or normal wear and tear 3. Theft without a valid police report if over $250
    - Loss of use of the vacation rental property
    - Rodent, termite, infestation, or wild animal
    - Damage to a motorized vehicle
    - Fine art, collectibles, or sets of items

  2. This Waiver will not pay for damage or theft of property owned by You.

  3. This Waiver will not pay for costs associated with odor,debris removal,back upsof sewers and drains, landscaping, marring, maintenance, or mechanical breakdown.


  1. Waivo has the sole authority to determine the nature and extent of damages, necessary repairs, and eligibility for the waiver, and shall exercise that authority in a reasonable manner.

  2. Waivo reserves the right to determine if damage is eligible for reimbursement at actual cash value.

  3. This Waiver will pay for excessive cleaning, as a direct result of damage, over and above the normal cleaning fee. An irreparable stain or spillage is considered damage.

  4. This Waiver is only effective for a one-time single continuous stay, of up to 90 days, for which You purchased the Waiver. It takes effect when You occupy the vacation rental property and terminates when You depart the same vacation rental property.

  5. This Waiver is only effective if any theft or damage is reported to Waivo by You, the property manager, the online travel agent or the owner of the vacation rental property within 14 days of Your departure from the vacation rental property.

  6. Waivo will not respond to damage or theft under $50 US dollars.

  7. If there isa dispute related to these terms,mediation is required before any party may file litigation. In the event of litigation, all parties waive the right to a jury trial.


You, or Your, is the renter of the vacation rental property and includes the renter’s spouse, children and any other person the renter invited on to the vacation rental property during your stay at the vacation rental property.
